A substantial antique Italian Home in one of the most sought-after locations in Italy: Salento in South of Puglia
Many of you know that Realitalia is involved into the design of a large historical property in Puglia.
In fact our work on this Italian property was also the opportunity to discover one of the most desirable areas of the South of Italy.
I particularly like this region called Salento, in the Southern part of Puglia, in the Lecce Province.
Lecce is a town with less than 100.000 residents and an exceptional historical centre. It has been largely improved in the last few year and now its centre is partially closed to the motor vehicles, even though I would like to see even much less cars inside the extraordinary walls of the historical centre of this town.
In the last 10 years the Salento has became increasingly fashionable in Italy and – also outside of Italy – people now start to get interested substantially more about this area.
For a number of reasons, it has been a destination of well-known Italians who had bought derelict large Italian properties (Masserie) and restored them, to bring them back to the glory of the old days.
During the recent years some of these Italian houses have also became small hotels with a lot of character that contribute to make this area one of the most interesting areas in South of Italy, in term of charming accommodation.
To purchase a derelict property overseas with the view to restore it can be a (very) challenging exercise, especially in South of Italy.
We do not advise you embark in anything like that. In fact as you know we feel that the most important point about your holiday home abroad should be your joy to own an Italian property, and your convenience to use it.
Even though Realitalia is not yet able to offer you a Realitalia Home in Puglia, I am glad today to talk about a substantial Italian property that was sympathetically restored with a great attention to details.
Its name is Casina Gialla and is a traditional Italian gated property formed by a main XIX century house plus 3 additional buildings for a total of circa 950 sq meters of accommodation, immersed into an acre park.
This property in Italy is located in an area called Valle della Cupa, near Lecce, at about 4 kms from the town centre and about 20 kms from the famous beach of Porto Cesareo.
In fact – I have not mentioned it – yet but one of the most desirable aspects of Salento is that in a few minutes driving you can reach two seas, the Adriatico – that in this Region is rocky unlikely in the norther part – and the Ionian, which offers beautiful sandy beaches.
The Valle della Cupa is actually protected (vincolo paesaggistico) so you would be reasonably sure that new buildings cannot be built within this area, and that those existing will be restored to a particular standard.
Between 2004 and 2006 this Italian property was entirely refurbished with very substantial works including the complete re-builting of some sections of the property, the building of a 4×10 meters heated swimming pool, the installation of the most advanced plumbing and electrical systems that comprise low temperature under-floor heating, thermal solar panelling to heat the swimming pool, SUS ABB Siemens remote controlled utility system etc.
Of course all the details can be supplied but it certainly has been a proper job done to last in time.
The property now features 10 + bedrooms immersed into a circa 4,200 sq meters (more than 1 Acre) of landscaped garden.
An exceptional property, which I would highlight as follows:
- A main historical XIX house;
- 3 additional original buildings;
- Entirely restored between 2004 and 2006;
- Total gross internal circa 950 sq meters:
- Landscaped garden circa 4200 sq meters;
- Heated swimming pool 4×10 meters;
- 2 independent accesses with parking;
- BUS ABB Siemens house automation/remote control system;
- Low temperature underfloor heating;
- Thermal solar panels system;
- Offers in excess of 1.6 ml Euro.
